Scope of a Home Inspection

During our inspections, all areas and systems designated for inspection by the American Society of Home Inspectors (ASHI) are inspected.  It is our goal with every inspection to empower the home buyer in making an informed buying decision.  

While we do our best to identify most of the repairs needed we focus on major systems and items that would be the most costly to repair. Not all improvements will be identified during this inspection.  Unexpected repairs should still be anticipated. 

The inspection should not be considered a guarantee of warranty of any kind.

Areas and Systems Inspected: 

  • Grounds exterior sidewalks, drives grade around house etc

  • Roof – complete roof inspection

  • Exterior – windows, siding trim, HVAC basically everything on outside of home

  • Garage and all components

  • Kitchen including electrical, plumbing and appliances.

  • All rooms in the home for electrical, plumbing, doors, windows and walls and ceilings.

  • Attic including insulation

  • Basement or crawl space for foundation issues and water problems.

  • Plumbing, including hot water heater, water lines and drain pipes.

  • Heating system

  • Cooling system

  • Electrical panels
