Home Inspections in Birmingham, AL

At Let’s Do It Home Inspections, our goal is to help you determine whether or not the house you’re buying in Birmingham, AL (or surrounding counties) is your dream home or a problem house. The last thing we would ever want to happen to you is for you to buy your dream home, then months later find out there are major issues that may cost you thousands of dollars. Thankfully, that tends to be a worst case scenario, but it’s why everyone recommends getting a home inspection during the home buying process. Let’s Do It Home Inspections provides experienced, thorough inspectors which means they know what they’re looking for and can spot any potential issues. From there, you can make an educated buying decision based on our expert input.

This all seems pretty negative, doesn’t it? It sounds like we’re here to nitpick and find every little thing wrong with the house you’ve fallen in love with. We assure you that this is all very much for your benefit. If you were buying a car, wouldn’t you be upset if the dealership didn’t tell you beforehand that the driver’s side window doesn’t roll down? Buying a home is most likely the biggest investment you’ll ever make, so you need to know what you’re buying. It is our goal with every inspection to empower the home buyer in making an informed buying decision. Here’s the good news- not only does a home inspection let you know the house’s condition, it also helps in negotiations with the seller. The decisions are up to you and your realtor, but we are happy to help by providing an extensive home inspection.

During this process, all areas and systems designated for inspection by the American Society of Home Inspectors (ASHI) are inspected.

Areas and Systems Inspected:

  • Grounds exterior, sidewalks, driveways around house, etc.

  • Roof – complete roof inspection

  • Exterior – windows, siding, trim, gutters, HVAC

  • Garage and all components

  • Kitchen including electrical, plumbing and appliances.

  • All rooms in the home for electrical, plumbing, doors, windows, walls, and ceilings

  • Attic (including insulation)

  • Basement or crawl space for foundation issues and water problems.

  • Plumbing- showers, toilets, faucets, sinks, hot water heater, water lines, and drain pipes

  • Heating system

  • Cooling system

  • Electrical panels

Our job is to focus on major systems and items that would be the most costly to repair, cause the most potential damage, or might even be a deal breaker. You’ll have a thorough, detailed inspection, but our inspectors will most likely not identify every minor issue like cosmetic blemishes. It’s important to remember that the inspection is not considered a guarantee or warranty of any kind. We wish we could predict the future, but since we can’t, we will do our best to alert you (and the seller) to potential problems or problem areas.

Other home inspection options

Did you know that a home inspection isn’t just for the home buying process? There are actually a few different types of (or reasons for) home inspections for houses in Birmingham, AL.

  • The Pre-listing (or Seller’s) Inspection- This is usually ordered before putting a house on the market. It allows the seller to discover problem areas beforehand so repairs can be made. It can help the seller list their house at a higher price, lead to a faster closing process, and even prevent a contract from falling through.

  • Maintenance Inspection- It’s recommended that you have a home inspection done every so often just to better understand the condition of your home and determine any major issues that need repair.

  • 11 Month Inspection- This inspection is for those who worked with a contractor to build their house. It takes place near the end of the first year builder warranty period. It’s the final opportunity to identify and inform the builder of what is in need of repair or replacement.
